Landlord Gas Safety Certificate Bournemouth
A Gas Safety check (CP12) or Landlord Gas Safety Certificate must be carried out annually by a registered Gas Safe Engineer. Copies of the checks conducted must be supplied at the start of each tenancy agreement and the Gas Safety Records must be kept for at least two years.
A landlord’s legal obligation is to service any gas appliances with the frequency required by the manufacturer, you can find this information detailed in the user manual for your appliance.
Landlords are required to take action and have problems investigated without delay. Section 11 of the Landlord and Tenant Act 1985 specifies that repairs should be carried out within a ‘reasonable time’.
Emergency repairs should be fixed within 24 hours as having no hot water or heating constitutes a hazard under the law.
Top Tips For Keeping Your Tenants Safe And Happy:
Get your Boiler serviced annually:
Landlords are required to follow the advice from the manufacturer by having your boiler and gas appliances serviced on an annual basis. As well as keeping within legislation, annual services often pick up smaller faults such as broken seals, lack of inhibitor in the system that go on to cause bigger and more expensive problems over time.
Carbon monoxide detector
Carbon monoxide is colourless and odourless, killing up to 50 people per year in England. Installing a detector is not yet a legal requirement but is an inexpensive device that can save lives. Carbon monoxide poisoning is one of the biggest safety risks posed by a faulty boiler.
Gas Emergency
We recommend your tenants know where and how to turn the gas off in your property and what steps they should follow in the event of a gas emergency.
Bleed your radiators
It’s important to do this once a year even if there are no obvious faults. Trapped air is pretty common in unvented systems. Does the top half of your radiator feel different in temperature to the bottom half? If so, it suggests that your heating system is not working efficiently. As your boiler is working with your radiators, you are paying for heating but not enjoying the rewards.
Explain the heating and hot water system to your tenants
We suggest turning the heating system on a handful of times over the summer months to check everything is working as it should be. Also in winter, it’s important to make sure the system is turned on periodically to prevent frozen pipes and unexpected bills
